Wokingham Roofing Company repairs leaking roofs across Wokingham, and the first job on arrival is not the repair — it is deciding which of three things you actually have. A leak through the covering, rainwater goods overflowing behind the fascia, or condensation forming inside the loft all produce the same brown ring on the same ceiling.

They cost wildly different amounts to put right. A blocked gutter soaking the wall head is an afternoon and under £200. A perished underlay across a whole slope is a different conversation entirely. Quoting before you know which one you are looking at is guesswork with an invoice attached.

Tarpaulin secured over storm-damaged roof tiles

Three things that get called a roof leak

Water through the covering

Failed flashing, a lifted tile, a split valley or perished felt. Shows during or just after rain, and often only when the wind sits in one direction.

Rainwater goods overflowing

Blocked gutters and split downpipes soak the fascia and the top of the wall. Identical symptoms inside, a fraction of the cost outside.

Loft condensation

Insulation topped up over the eaves stops the roof breathing. Water forms on the cold underlay and drips like rain — in dry weather, which is the giveaway.

Not the roof at all

Open pointing on a gable, a cracked render bell, a leaking tank or overflow in the loft. All checked before anyone quotes roof work.

How the investigation runs

We start at ground level, walking the elevations and watching the gutter line while a tap runs through it. Then the loft, photographing the underside of the covering, the underlay, the insulation depth and any daylight. Only then does anyone go up on the roof — two-thirds of the answer is usually in those photographs already.

Where the entry point is still ambiguous, water goes on the roof in a controlled sequence: lowest point first, one area at a time, with someone watching inside. Slow, and the only method that gives an answer rather than an opinion. Repairs are then detailed to NFRC guidance and, for fixings, BS 5534.

Wokingham roofs and where they let go

The 1970s and 80s estates around Woosehill and Norreys are mostly interlocking concrete tile on bitumen felt underlay now at the far end of its service life — those roofs let go at the eaves and around soil vent penetrations. Older property towards Emmbrook and the town centre carries slate and clay peg tiles, where nail fatigue drops individual slates and the leak follows within a fortnight of the first gale. Extensions of any age leak where they meet the main house, because that abutment flashing is the detail most often rushed.

Knowing which you have narrows the search before anyone climbs a ladder. That is why the survey is free and the fixed written quote comes after it.
