What replacement actually involves
Full strip, not overlay
Old felt comes off completely. Overlaying trapped moisture is how flat roofs rot from the inside — we don't do it.
Deck inspection
Chipboard decks from the 70s and 80s rarely survive a leaking roof. Soft boards are swapped for 18mm OSB3, priced per sheet.
Falls corrected
Ponding means the falls were wrong from day one. Firring strips or tapered insulation put a genuine 1:80 fall back into the roof.
Warm roof build-up
Rigid insulation above the deck brings the roof up to current Building Regulations Part L and stops condensation forming underneath.
Which system for which roof?
For a straightforward rectangular extension or garage roof, EPDM in a single sheet is hard to argue against — no seams, no naked flame, decades of life. Where the roof has parapets, multiple upstands or doubles as a balcony, GRP's seamless laminate and non-slip topcoat earn their premium. Felt still has a place where budget rules or where a small section must tie into existing felt details.
